The California Association of REALTORS® (C.A.R.) reported a Kern County median sale price of $410,000 for April 2026, compared with a statewide median of $914,810 that month.
What Changed From March
- More closings. Sales rose from 419 in March to 467 in April, up about 11%. March itself was well above February's 317 closings.
- Faster sales. The median home sold in 21 days, down from 25 in March, and the share of homes selling within two weeks rose to nearly 38%.
- Prices were flat. The median sale price was $405,000, essentially unchanged from March's $406,250. C.A.R.'s Kern County median moved from $413,000 in March to $410,000 in April.
- Slightly more homes sold above list. About 29% of April sales closed above the final list price, up from about 26% in March. Still, the largest single group, about 39%, closed below the final list price.
- Rates eased during the month. The Freddie Mac 30-year average moved from 6.46% in the first week of April to a low of 6.23% in the week of April 23 before ending the month at 6.30%.
A one-month change is not a trend, and monthly medians also move with the mix of homes that happen to close.
Local Numbers vs. Statewide Headlines
Statewide figures get the most attention, but they describe a very different market. C.A.R.'s April 2026 statewide median of $914,810 was more than double the $410,000 Kern County median it reported the same month. Statewide numbers do not tell you what a Bakersfield home is worth or where local prices are headed. Local values depend on local supply, demand and interest rates, and they can move in either direction.
A reliable guide to a specific home's value is recent closed sales of similar homes nearby.
What It Meant for Buyers
- Well-priced homes moved quickly. With a 21-day median and more homes selling in the first two weeks, buyers who were ready to write an offer had an advantage on homes priced in line with recent sales.
- There was still room on some listings. Close to four in ten sales closed below the final list price, so homes that were priced above the market were more likely to negotiate.
- Get pre-approved before you shop. When homes sell near asking, sellers look for buyers whose financing is in order.
- Keep your inspection. A busier month is not a reason to give up your right to understand the property's condition.
- Check insurance early. Homeowners insurance cost and availability vary by property and location. Get a quote before you remove contingencies, especially for properties outside the Bakersfield urban core.
- Compare total monthly cost. Principal and interest, property taxes, insurance and any HOA dues all count toward what is comfortable.
What It Meant for Sellers
- "Near asking" was the norm, not "far over asking." The median sale price was 100% of the final list price. Most sellers were not seeing bidding wars.
- Price from closed sales, not asking prices. Active listings show your competition; closed sales show what buyers actually paid.
- Preparation mattered. Curb appeal, clean interiors and small repairs helped homes compete with other listings.
- Spring brings more buyers and more competing listings. Choose a listing date that fits your own plans rather than trying to time the market.
Bottom Line
April 2026 was busier and faster than March, with flat prices. Buyers who were prepared could act on well-priced homes, and sellers who priced from recent comparable sales were well positioned. For closed-sale data in your part of Bakersfield, contact My Realty Company, Inc.
