C.A.R. county figures for September 2026 are not yet available; its most recent Kern County median was $410,000 for July 2026.
What Changed From August
- Early September prices ran higher, on a small sample. The half-month median of $418,000 was above August's $400,000, but 121 sales is a small base and the figure will move as the month fills in.
- Pace was similar. A 27-day median versus 25 in August.
- Fewer homes sold above list. About 22% so far, versus about 29% in August, with more sales closing exactly at list.
- Rates moved up. The Freddie Mac 30-year average was 6.71% and then 6.76% in the first two weeks of September, up from 6.65%–6.69% during August.
Fast Sales Don't Mean One Side Is in Control
A 24-day median over the past 90 days is quick, and more than a third of homes sold within two weeks. But about 40% of sales closed below their final list price, and about one in ten took more than 90 days. Homes priced right and in good condition tend to move quickly at or near asking; homes that start too high tend to sit and negotiate. Leverage depends on the specific home.

The $300K–$499K ranges, where the most sales happen, are the tightest. The lowest and highest ranges have more supply relative to sales.

Monthly medians shift with the mix of homes that sell, so a small change in one month is not a trend. Month-by-month detail: April, May, June, July, August.
What It Means for Buyers
- In the $300K–$499K range, be ready to act on well-priced homes: pre-approval and verified funds matter.
- On listings active much longer than similar homes nearby, recent comparable sales can support a lower offer.
- Recheck your budget at current rates.
Illustrative example only, based on Freddie Mac's Primary Mortgage Market Survey average of 6.76% for the week of September 10, 2026. Not a quote or offer of credit.
A $410,000 home with 20% down ($82,000) means a $328,000 loan and about $2,130 a month in principal and interest. Using a 1.2% property-tax planning assumption adds about $410 a month, before homeowners insurance and any HOA dues. At 5% down on the same home, principal and interest is about $2,529 a month, plus mortgage insurance.
What It Means for Sellers
- The first two weeks matter. Price from recent closed sales in your area, fix obvious condition issues and present the home well.
- Overpricing is a common reason a listing ends up in the slower group that negotiates.
- Citywide numbers are a starting point. Neighborhood and price-range data tell you much more.
