What Changed From July

  • Fewer closings. 370 sales, down about 23% from July's 481. Part of that gap may narrow as late-reported sales post, but August was clearly a lower-volume month.
  • Price roughly flat. The $400,000 median was about 1% below July's $404,690, within normal month-to-month variation.
  • Similar pace. The median days on market was 25, versus 26 in July, and the share selling within two weeks rose to 37%.
  • Sale-to-list results were little changed. About 29% of homes sold above the final list price and about 41% below, with the median sale at 100% of the final list price.
  • Rates were stable but higher than spring. The Freddie Mac 30-year average stayed between 6.65% and 6.69% every week in August, compared with 6.23%–6.46% in April.

How to Read Supply Numbers

Listing counts need context

A count of active listings only means something relative to how fast homes sell. "Months of supply" divides active listings by the monthly sales pace. A common rule of thumb is that under about four months tends to favor sellers and six or more tends to favor buyers. Supply also varies by price range, so a citywide figure can hide very different conditions for different buyers.

Median vs. average days on market

An average days-on-market figure is pulled up by listings that sit a long time. The median describes the typical sale. In August, the median was 25 days, but about one in four sales took more than 60 days, a reminder that homes priced above the market can take far longer than the headline figure.

What It Meant for Buyers

  • More leverage on listings that lingered. Homes listed well past the typical time for their area and price range can be more open to negotiation, though there is often a reason. Find out what it is before you offer.
  • Good homes at fair prices still drew competition. With 37% of sales happening within two weeks, being pre-approved mattered.
  • Plan around your budget, not a predicted price drop. Know your comfortable monthly payment at current rates and act when the right home appears.
  • Investors: run property-specific numbers on rent, taxes, insurance, repairs and vacancy. Longer market times can create negotiating room, but they do not guarantee a good deal.

What It Meant for Sellers

  • Sellers kept leverage when the home was move-in ready and priced close to recent comparable sales, or had features that are scarce nearby, such as a larger lot or single-story layout.
  • Showings without offers usually point to price or condition. Review comparable sales with your agent before deciding on a change.
  • Choose a listing date that fits your plans. Prepare the home and price from closed sales rather than trying to time the market.

Bottom Line

August 2026 was a lower-volume month with steady prices and pace. Careful analysis of your specific price range and area mattered more than any citywide headline. For closed-sale data on your segment of the Bakersfield market, contact My Realty Company, Inc.
